I agree about the mini-splits, the ultimate yet priciest solution...Gas forced air furnace with a straight AC system is common all over the USA.

For utilities, while it will vary from property to property I think a common arrangement for small multifamily (2-4 units) which you'll see is that tenants pay for internet, gas, and electric, while the landlord covers the sewer/water/garbage/recycling bill, which is all lumped into one bill, at least for Mpls. $150-160/month is a good estimate for a duplex.

I advise against buying condos or anything with HOA fees, relying on the collective financial status to upkeep the property's common areas.Trust me.

That being said, sale rates have fallen and price reductions are now more common on listings, I previously noted City plans in the area that could impact growth, and it's anyone's guess what happens to markets over the next year.
