There's a myriad of niches in real estate investing.Once you discover a niche you feel comfortable with, then take advantage of the free resources available on the site. 

I also collected a few course along the way that have forms in them.

Rent is collected through Cozy.co and deposited into my account.

Its a low income neighborhood and the tenant had some financial hardships in the past which I have agreed to overlook in exchange for last month's rent up front (rather than collecting just the first month and a security deposit). 

Things like vacancy, collection losses due to non paying tenants, turnover repair costs and unaccounted for capital expenditures probably surprise many.

This is outta state rental, so I know resources is kinda limited and is it wise to buy a property that need rehab or just buy the one that ready to move in.

@Jimmy Jiang BiggerPockets is a great resource for education but remember they don't vet people.

As you've probably seen, there are a lot of great resources here including the excellent BP podcasts.I'd recommend that you pick one strategy or niche that appeals to you most and focus on that.

It's never been a better time to try to network in OC, there are so many meetups and resources in the OC and LA area.
