I started driving for dollars virtually and cold calling those properties about a month ago.

Maybe that's because you understand rents or potential rents better then your competition, maybe you have the time to cold call, maybe you have a better level of understanding/networking in construction and repairs. 

We even hired a cold caller to help us go through the list yet we are coming on 2 years and not a single deal.

Cold calling quite a while back and met with and just stayed in touch over time for when the Seller was ready to move forward.

Now that the real estate market went from cold to super-hot and the lease passed one year, our realtor is of course saying sell.
