Just need the metal fixed up (read: large holes on bottom, etc) and painted to preserve it.

I don’t have another couple grand right now to re-paint it.

It hasn't been painted, and there's no apparent damage.

It also needs about 50% of the floors replaced, windows, some drywall, paint repair, new porches and egress stairs attached properly and/ or replaced.

Choose an attorney who's familiar with these kinds of agreements and done a dozen or more.
