Are there cheaper properties around that you could aim for?

I am really interested in a 4-plex that is about 30 minutes away in a smaller town, which makes the property cheaper and a lot more appealing but I'm not sure if that's too far. 

Start with residential loans as it is cheaper to get started and then move into commercial loans.

Much cheaper then anywhere else.

It might seem expensive but it will be cheaper then not having one.I don't know for sure if this is true but another landlord once told me that he has a question on his applications that says "Name of your lawyer____________________.

Also rental license and restrictions are easier & cheaper in the burbs, with better tenants.  

Take care of the bathroom door, throw down a cheaper concrete paint from HD or Lowe's. 

Most accounts can help you with this and will set up with best tax structure for your situation and cheaper than attorney.

Just trying to figure out a new somewhat cheaper approach because as of now buying a list and then having list mailed out using a second company, yellow letters, is a little to high for me right now even for say a 1000 pieces. 

You may have to offer cash for keys (cheaper than eviction) but it's your building and as long as you don't discriminate against a protected class (FELONS ARE NOT) then you get to choose who lives in your buildings.
