Good tenants are gold, and I work hard to keep them.Problem tenants are not worth dealing with and shouldn't be indulged.

Gently remind the seller that that to invest in this property, you have to cover repairs, closing costs, and carrying cost. 

My guess.An interesting point now that I think of it.......this was an old thread so be advised, Dodd_Frank compliance may have changed, I'm not on it even monthly much less daily, but consider that second mortgage carried back by an "exempt" homeowner.

Like you need to know what kinda window trim you are installing when you are framing the house so that you space the windows far enough apart so that the trim doesn't touch each other when installed.This is gold!

Also, the mismanaged would allow you to get some concessions from seller in the form of a seller carry note, repair credit, etc.

But we carry commercial insurance on the property, as well as an umbrella policy.

If you are opening the card and charging on it just to earn rewards, but also plan on carrying a balance and paying interest, I think you'll end up losing money in the end.
