Is it better to buy property straight out then needs work or to just finance a property for your first deal ??

Tech makes a lot of sense for a career because margins are high and every business is dependent on technology to survive.

Apply for new jobs, expand your skills in your current field, get a second job, Teach USA program or the military (pays back student loans) are a few ideas for improving your bottom line in the near future.  

Reasons may include a failure by the landlord to provide peaceful quiet enjoyment of the premises to the tenant, defects in the property, failure on the part of the landlord to make a legally required repair, or a host of other reasons which seem to come out of left field and astound the landlord when the breach occurs and the tenant is demanding a refund of the prepaid rent.

Eventually I would love to make it into a career where I can support my family.I'm currently a Mechanical Engineer with a few years of experience in the natural gas service field, and I don't really have any real estate experience yet other than buying my current and previous home. 

This holds true to any field of work. 

Hi Bigger Pockets, I am looking to start my Real Estate Investing career by purchasing a Multi-family building in the Philadelphia area but all of the properties I have looked into are either out of my price range or are not cash flowing enough to justify the purchase price.  

While many in the military community will talk about buying a house at every duty station and then retiring on the rental income after a full career, that takes a long point of view and a willingness to let the property sit with little impact to your bottom line for many years.
