I am working on the Rental Property Calculator, and it just keeps buffering.

My architect and I sent them over assembly bill No 811 on ADUs and mentioned that the looks to be in violation of the bill quoting the following:"Accessory dwelling units shall not be considered by a local agency, special district, or water corporation to bea new residential use for purposes of calculating connection fees or capacity charges for utilities, including waterand sewer service, unless the accessory dwelling unit was constructed with a new single-family dwelling"They responded saying that this didn't apply to the ADU and quoted the following"(B) For an accessory dwelling unit that is not described in subparagraph (A) of paragraph (1) of subdivision (e), alocal agency, special district, or water corporation may require a new or separate utility connection directlybetween the accessory dwelling unit and the utility.

The bank statement will look at your gross deposits and use  calculation to divide that into a monthly income to pass your DTI requirement. 

There is however no indication of land value in the tax appraiser site so I don't have any other way to calculate a ratio for the land. 

Here are some things that I want to do, but I want to get your opinion and any other ideas- charge a flat rate for each unit each month, and obviously this would be written in the lease and tenants would know ahead of time- charge a rate by sqft, so tenants occupying 750 sqft pays less than 1000 sqft unit, rate is FIXED and known at signing- charge a rate by sqft, so tenants occupying 750 sqft pays less than 1000 sqft unit, rate is VARIABLE and is calculated from actual water bill- increase rent price?

So I used the BP rental calculator to figure out how much I should be charging for rent on my current home.

There are also lots on online mortgage calculators that can tell you that information. 

These are just expenses that I write off and use to calculate cash flow.

They should be able to take the average rental rate for the area and apply it to their calculations to submit to underwriting.
