When I rent them out, I unplug them in front of the tenants and instruct them to plug it in when they leave for good.

I suspect they will kick their roommate in the butt if necessary to not screw up their living situation.I think I should have involved those roommates from the moment I only received 2/3 of the rent and reminded them that they all owe rent in full, and there are no "portions" of rent from my perspective.

Now you can only do an STR in a 2-4 if you are an owner-occupant and in 5+ buildings you can only have 25% and will need an operator's license from the city.I have had an Airbnb over this entire time and am considering pulling the plug on it.

I was back there for Thanksgiving and stayed both at Kaanaapali and at the Aston in your area. like I said its really grown. there is an out fit there called the Maui flight academy and if I can put in a shameless plug.. this Is the greatest value for a tourist...

I would highly suggest you get plugged in with other investors and realtors about something like this. 

Then, you plug in your numbers to see if it will make Positive Monthly Income or not.

I had a tenant who's dryer plug did not match the plug in the unit. 

Let's just say I am very lost in terms of plugging in the correct numbers.
