The seller might take it as additional collateral :)A private lender might help if you have one, otherwise over that time line to refi, a hard money lender might take both properties as collateral, I doubt a bank would unless you have a very good relationship with your banker.Another thing, did the seller set the price at 20/25 ft or as an agent will  you be influencing the seller at that 50 cents on the dollar price?

Right now my roster reads something like thisHow to Win Friends and Influence People by Dale Carnegie (I very highly recommend it; its spectacular)The Miracle Morning by Hal Elrod (heard about it on the BP podcast)The Classical Liberal Arts of Trivium, an anthology compiled by John MartineauRich Dad, Poor Dad (again) by Robert KiyosakiThe Book on Investing with No (and Low) Money Down by Brandon Turner.This is a little bit more than I usually tackle at once; I like to keep my reading more focused, but all of these books are very interesting and most are pretty easy to read.

He knew about business, legal issues, tax issues, marketing, sales, promotion, networking, and most importantly he knew about people (psychology).The first thing he did was tell me that I have two ears and one mouth, and I should listen more than I talk.Second thing he did was have me read "How to Win Friends and Influence People" by Dale Carnegie.Then he taught me how to set appointments was home sellers, go out to their home, and write up a letter of intent to purchase or lease.He said to me, "your job is to bring me potential home sellers will consider a creative offer."

The acceptable cap rate is a choice that you would make based on your own goals and should be influenced by the prevailing cap rates of similar investments in your area.Cash on cash is more accurate if you're using leverage.
