If you do sign up with them make sure to read all the fine print in terms and conditions that say you cannot say anything bad about the company or they will sue you.

If I have some doc that needs notarizing he will come to my office and do it.. when i have east coast closings.. they will do all those .. no appointment I just pop in with the docs they do all the notarizing and if its a big package I forward to them first they print them out on their big printer and they are sitting there waiting for me.. 

For only 20K maybe even consider a credit card with the low teaser interest rates but read the fine print closely. 

Those are my biggest concerns is the fear of debt (since I am already in so much) and the unknown with title company, hard money, and bank "fine print" when borrowing over $100,000

Because you could say the same about printed fiat currency.

If you can get your hands on a printed phone book or map, those are handy to leave for the tenant, too. 

If you have between 2-5K for marketing avenues (door hangers, post mail, print ads, social media ads, and networking memberships) you should be able to generate a few wholesale deals that if negotiated properly can put between $5k - $25K+ in your pocket per deal.
