A new question: what do you do (or think) about tenants that want to move into your rental, but MAY have bad blood with their current landlord/complex?

The tenants would have my cell number and I was worried I would get that late night call about fire or flood etc...  

He also works out of cell service ( in Montana ) for a large local employer, so it's hard to get him to sign the documents.

He did not use debt because debt increases his blood pressure and reduces his sleep, so he stayed away from debt.

Called the repair guy & he shows up & stays on his cell phone with another tech trying to troubleshoot the problem.

I tried to add a link to his name but it appears I can't on a cell phone.  

If the young person does not have much of a credit history, I'd ask to see 12 months of cell phone or internet bills to get an idea of their payment history. 

Make sure you get the code and put it in your cell phone as a note for the tenant; you don't want to wind up there for an inspection and find out the tenant forgot to leave the alarm off...
