I got similar occupancy rates - average 60-65% occupancy, +80-90% in the summer (peak in Aug) slows down a bit in the Fall and picks up again in the Winter.

There are other aspects to real estate far more important, consider the following:- What is the average yield in my market?

Download a Dismissal Request form.Would that be $300 x 12 = $3,600? 

Not the average cookbook/overview, I mean a contract/date/exact cost breakdown. 

I look at Total ROI - factoring in average market appreciation on my cash investment as another way to explain the benefits of investing in real estate. 

So, even with lower average rent than a single family, they tend to cash-flow a little better.

In my experience working with both sellers and buyers, seller property disclosures are about as useful as the average "general home inspection."
