Not sure if this would make me more attractive to the seller (bank) at all.NumbersI've been playing around with the BP Rental calculator, assuming $450k purchase price and $0 rehab (since I need the rehab wrapped into the mortgage), and this doesn't cash flow under my assumptions.

As a wholesaler the best way to attract agents is to be established Have a track record of doing deals.Agents will not just flock to you  believe me, I am Gorgeous and yet they didn't flock to me.

Here are some examples of bad tenants:  Non payers, selling drugs in the place, attracting the wrong type of crowd, disrespectful to other tenants, hard on the units, etc..Another way to lose if to find tenants who are too transitory.
