Hello BiggerPockets community,I wanted to come to the forums and ask everyone who is familiar with seller financing, or have done deals using this investment technique, which states are the best to do this form of investing in and why?

Every day I wake up to look at Google News and there is at least one article about Foreclosure, or Fixed Income Tenant can't stay where they have been from before the Covid or the Widow who has lived in the 2/1 house for 50 years cannot pay the increases in Property Tax, Home Owner's Insurance, Lights, Water and everything else.

I'm a multifamily investor that lives in Okaloosa as well (though my multis are out of state). 

In many states kinder is part time or full time. 

Although we are aware of this but because we are out states now, we couldn't really do anything about it so far.

I'm an out of state investor in Tampa.

With the state of Oregon we are all equal partners individually but the properties have different LLC names.

CA, overall, is a pricey state so I am sure there are folks near you that invest OOS.All the best to you on your journey!

I have faith in this town because I’d much rather live there than move out of state to somewhere like AZ, Nevada, or Utah.

You also need a binding lease that abides by the landlord tenant code of your state so it's enforceable.Totally worth it and why we have the same owners come back to us time and time again as needed when the tenants we place move and they need us again.Good luck
