I don’t think I’ve ever bought a house over 20 years old though some of them are approaching 30-40 years now that I’ve owned them so long.

the hedges would accidentally rip out the whole hedge or even if they could do only "half" a hedge, the hedge might die due to the sudden loss of 50% of itself.Other than to manually trim 50% of the hedge without touching the roots (sounds expensive), is there a near maintenance-free way to approach this?

I believe in the band aid approach over small increases that take a long time. 

I suspect the seller is ready to offload this property so I'm glad there are a couple different ways to approach this deal.

Real estate seems like a great way to build wealth, and enough passive income to break free of Mon-Fri / 9-5.My father invested in rental properties in Kentucky years ago, but seemed to fall victim to approaching it as a hobby instead of a business. 

So, I would tell the buyer my fee is 3% and then I would approach the seller asking if they would pay my fee if my buyer (YOU) bought the property.
