Moving from a four bedroom to a one bedroom with two dogs and a wife has been a challenge!

We are considering a purchase of a 3-bedroom SFR in a good school district.

Doesn't look like there are any studios for rent right now in 19460, but 1 bedrooms are renting for $1,200 / month. 320 s.f. is pretty small, but it appears to be a desirable area.

They are all large 1 bedroom units.

You can also look at rentometer.com to get an idea of average rental rates for 2 bedroom apartments in the area.

While prospecting for the other business we had been talking about a 3 bedroom 2 bathroom lakefront condo that he has been having issues with for 7 years.

In each basement, there is a full bathroom and bedroom.

The question posed:Is a 1959 4 Bedroom SFR with 1,456 square feet where the asking price is $45,000 that needs $7,500 in repairs, which will have a after repair value of $90,000 a good deal?

@Deborah B.In my areas the prices are *primarily* determined by the number of bedrooms.

If not, maybe you could salvage it for later use in bedrooms while you store it somewhere covered in flea powder and wrapped in plastic.
