By definition it's a "Recreational Vehicle" A Park Model must be under 400sf and cannot be set up on a foundation or used as an Accessible Dwelling Unit (ADU) aka "Granny Flat", etc.

@Carrianne Mucho from what I've read the bill limits the reasons approving jurisdictions can use to deny permits for building "granny flats", and also shortens the time in which the jurisdictions must approve or deny the permit.

If you're an agent, just list it at a flat fee.IMO, a mixed use property is not for new investors, there is much more to commercial leasing than residential and it usually doesn't mix well in small properties.

If you have questions about teant laws, etc it may be simpler to either buy a unit that is vacant.....or just avoid Oakland, Berkeley and San Francisco (All 3 are very tenant friendly) altogether.

For future reference here are some other issue that could give you problems with insurance on rental properties:- Knob & Tube or Aluminum wiring- Fuses - less than 100 amp service- flat roofs- tenants with dogs like pit bull or Rottweiler - branches overhanging the house- broken/Cracked driveways or walkways- Decks or stairs with out railings.- lead paint- galvanized pipes- flat roofs- in ground tanks (active or inactive)- pools- trampolines- EFIS and or asbestos siding/shingles- wood or pellet stoves (may be ok if installed by licensed contractor)Not all of these are problems with every company.

My wife and I got start by buying and living in a 3 flat. 9 months later we were able to buy another 3 flat and owner occupy that one as well.
