Who here has added a 4th level above the living room/kitchen to create a master suite? 

By plugging in a 2% for all them like explained in webinar for small multifamily building, it should not work since a 2% annual income and 2% annual expenses growths would make a 0% NOI differencial (therefore no added value).Do you guys ultimately think the BP calculator is not the best in order to calculate a commercial multifamily deal?

Because you can report non-passive losses on Sch E to be compliant with 469, but you cannot block SE tax on Sch C to be compliant with 1402.

I too have been investing extensively in Alabama and only recently came upon your expertise.

I keep pictures of the unit when it was empty and I post those on my ad for the property.

There is a high crime section 8 type neighborhood within a few blocks of all of the good neighborhoods and knowing the area is super important.

I feel like the added equity would make it more than worth the slightly higher payments for the increased value on the loan.

Also, remember Philly is block by block, just because you find something in those zip codes doesn't mean its a good flip. 

Another thought... since you have such a large yard, would an ADU in the back yard or adding an  apartment garage make sense? 

another vote for andrew's suvgestion, ask for extension and deliver all units vacant.Typical seller shenanigans, i like to call this market "turd flush time" cause most of the stuff out there are the poor performers, junk, that others need to get rid of!
