@Jacob Masters, I would stay away from Baltimore until you do your research. 

A few years back we literally refunded an entire 3 night stay because the tenant gave a 1 star review over having to hassle with walking to get the propane filled up and what a nightmare 100 yards from our dock to Stater Bros market was. 

You might average 5% with a duplex in the short term, and as long as the economy stays strong.

@Alexis Adams - by delaying this foreclosure for 8+ years they've been able to stay there free. they know they'll get nothing out of it for themselves.

Under Fort Worth, TX rules, if community home is up to 6 residents + 2 caretakers, it is not rezoned, it's still stays residential. 

Most investors typically try to stay out of C or less neighborhoods (Cs are possible...just depends on what a C means for a particular market).

I know it's a little spotty in parts but there is no way it will stay like that for long.

When I say "the same", it jumped from 20 to 22 in the afternoon, and then it stayed there.Here is what I am thinking.
