I've bought deals before, never wholesale, but from reading forum posts I've found that less than reputable practices seem to occur a bit more frequently in wholesale transactions, especially around deposits. 

A little close to the busier roads, but definitely off of them, and properties don't come up frequently there.

You need to have a relationship with your buyers, call them frequently, even when you don't have a deal. 

Most of my time is devoted to my commercial RE business so other income streams have to go without a huge direct involvement or creating another JOB.Any income stream will have some work to create it.Case in point I go eat at Jersey Mike's subs frequently.

I'm a frequent business visitor in Vegas and tired of hotels and airbnb.  

For investors not in the space or other brokers/agents looking into the space they do not have the expertise to fully understand it.When you do it day in and day out the knowledge level and pulse on what is happening is so much greater.I will give an example.A frequent statement is online sales are hurting bricks and mortar retail.

Also, with Responsive Websites that allow you rent and make payments from your smartphone, coupled with the many new technologies for Facility access, we're seeing them used less frequently. 

There is frequently a limit - in the jurisdictions where we operate, the limit on the amount of a security deposit varies from 1/2 month to 1 month rent. 

Further vacancy is not the only factor, there is damage to the property that can be inflicted by tenants, leaving you with frequent and large turnover costs.  

This comes from me using them frequently and my knowledge of what I want.
