There are still a number of properties that require more work (at a higher risk/reward) in the greater metro area. 

Wanted to share a win from some house hacking clients of mine in the Denver metro area.

The people in the Denver area (and, I suspect, most metro areas) who can afford $2200-$2800 tend to have more stable jobs.

Also, be sure to check references for every property management (PM) company you consider: They should be able to connect you with a least three existing long-term clients.I'd be happy to share my super-star Metro-Atlanta PM contact info with you!

I will certainly look into this, though we are outside of city zoning (up by Paris Mtn).

But after talking to me loan agent, I have to buy these 4 townhouses separately because it is hard to find similar comparables during appraisal and if so it will not be able to get a loan if appraisal report indicates "unable to determine value due to lack of comparables" You're telling me that fourplexes do not exist in your metro area?
