Also if it's floating laminate, vinyl planks or engineered hardwood it qualifies for accelerated depreciation over 5 years while a solid nailed down hardwood in a rental is depreciated over 27.5 years.

Not sure it would hold up if challenged, but they signed it:  "Tenant agrees not to use any damaging hangers such as nails, staples, tacks, sharp objects, etc., in any cabinetry, wood mantle, trim, doors, stair railings, etc., and agrees that any damage caused by such use will NOT be considered reasonable wear and tear, and Tenant will be charged any repairs needed to repair or replace damage.

But Jharris has nailed the question as being by far the most accurate,I can tell you that the price range is somewhere between $45 and $1Bazillion per sf depending on the million variables.It is a big range, but its not our fault.

@Dylan Bednarz @Chris Mason Hit the nail on the head there is no simple answer to your question but having said that I actually have Deis approved up to 56% on your total debt taking them ratio FHA seems to have a problem with any housing ratio above 39% conventional ratios can go higher on the housing but lower on the total DTI.

Account Closed provided massive value but one thing i would add is to consider shifting your focus more on getting started than nailing down the right structure with all the combinations for taxes, etc...
