Hello,So there are 2 main ways to do real estate business fix and flip and rent it out.If i invest 100k in ETF i will probably get 160k in 5 years.As for real estate if i invest in 4 homes paying the downpayment of 25k for each home and if the value of each 100k property grew to 125k i would have double my investment a little better then with the ETF`s.I would need to know besides not finding tenants what other things could go wrong some examples of why it is so risky.

I grew up in the West (CA, OR, WA) and though I enjoyed my formidable years, the changes (Prices, politics, people, etc) to these areas are far from desirable to us now but that's another discussion for another day.

This happened because many of the deals they invested in doubled, tripled or even quadrupled and have also done many re-fis or supplemental loans along the way that grew their portfolio exponentially.
