Hi All,I am somewhat new to BiggerPockets.com and as I've been learning more about investing and learning different strategies and techniques, one question that constantly comes up is: How can I do all of this while I am still in school (last year of college), and while working part time in order to support myself as I begin this exciting journey.

We're all in this real estate journey together and we ALL have properties that don't totally perform as expected. 

I'm trying to come up with a win-win situation where she can live  there and  I can start my journey in real estate by her renting it from me; it's just an idea.

Keep track of those, not only for comparison with other investments, but also for tax purposes.There is no magic number of units for Cap Rate, and you can calculate it on anything you want.
