I know some savvier sellers offering seller financing in order to sell troublesome properties at inflated prices to unassuming investors because seller financing seems to be the holy grail of financingGenerally, with seller financing, sellers are looking to off-load either problematic assets (whether that be due to location/issues with the property etc) or get the highest price for the same.

Prices held up as sales are down due to low inventory levels (from government induced demand and now higher rates).It's not the absolute rate that matters, it's the % change in the rate, particularly when you factor in that inflation adjusted home prices more than doubled in the past 10+ years (after having little increase in the previous 40 years from 1970 to 2010).
