Like adam mentioned coming from commercial real estate or other backgrounds notes may seem like a cup of tea since many in those backgrounds have dealt with real estate professionals and know what IRR is and how to run a financial model.

It just means that based on your financials, they will fund the deal but they will do their own due diligence on the deal.

Now they are having trouble finding a lender who will loan money against the property because the LLC has no financial history.Then they got to pay me to file a 1065 for them.

As a mortgage lender, all of our appraisals must be run through a gov mandated "Appraisal Management Company" and we can't have any contact or influence over who takes/picks up the appraisal request.

Long story short the seller's lawyer is saying they can provide a title insurance policy with the following exceptions: 1.A disclosure of the pending lawsuit to the Buyer;2.A financial indemnity (only) in the event there is a claim under the policy based upon this lawsuit.My title lawyer has been advising me the whole time to wait for the litigation to end.
