If you got it all for cash in Ohio, I'm wondering if the overall value might be in the lower range - possibly making it challenging to refinance in a traditional way.

In NJ, because of the high taxes, traditional calculators don't work as well because they also can't approximate the skyrocketing appreciation in some markets.

This deal wouldnt have allowed for an inspection, it wasnt a traditional sale, so I dont think anyone could or would have foreseen this and even if so never being it being this bad.

So it is definitely not turnkey in the traditional sense (I actually own one turnkey through Memphis Invest, which is fantastic).

You can take up to 75 hours online but at least 15 hours have to be in a traditional class.

You would be losing money.I sold property to out of state buyers who did not come to closing, but it was a traditional sale.

One  2 bed/2 bath condo in particular they own outright and we have discussed them leaving money in the deal, something like a 60/40 scenario, where I can take a traditional loan out for the remaining purchase price.

We have drastically increased lead to appointment ratios and appointment to contract ratios (about 50% each) because we don't have to screen calls, we just make an appointment, and when we get there, we can offer just about anything.I'm typically working on 4-6 investor projects (rehab, wholesale, owner-fi, etc) at one time while my wife is rarely listing less than 10 and usually closer to 15 at a time... and it all comes from marketing to distressed sellers.Melding the traditional with the creative and being able to offer any solution.... that's powerful.
