STR's go by Occupany, not Vacancy and is really quite a different cash flow model as tenants are not paying for everything, the owner/host is. 

I'm getting ready to host an investor meet-up. 

It's a total nightmare unless you know what you're doing, and you've put in the work to be a better host.

There are still a lot of "granny houses" out there but that is rapidly changing, especially as hosts who paid too much for their STRs or are in crowded markets are trying to pivot to the MTR market to generate something.

The lake association threatened to sue us for the vacation rental, and so we backed off on hosting.

Main reasons I noticed in the response was, host is not reachable and other is supplies (like toilet paper) was not available.

Basically enough to cover the 3% hosting fee.
