SFR's not so much or at all.I sent requests to 3 of the 6 to see how good the agents who posted them are with follow up.and to get some feedback from them.. but I am not sure this would be the best bet for a seller in this market your severely reducing the competition for the home... and most likely any chance at multiple offers.. puts the broker in a very tight fiduciary situation.Now if I put my sellers hat on I have 30 new builds going and 7 of them are inner city North.. right by the new seasons off of MLK  HOT area..

I realize that this is an older thread, but it made me curious to find out how common it is for landlords to get injured or killed by tenants.

They don't mind doing a rate term refi with 3 mos seasoning at 70% or some 75% LTV.

There you can get a reality check from seasoned folks to see what profit you stand to make after rehab on a 25k house and if you missed anything.

My one property is just about up, my tenants have been great they pay rent a week early, are an older couple no kids, I have inspected the property multiple time and it is always spotless, etc....

I see a lot of older houses in certain areas have this.

My options are as I outlined above.I have not listed it yet on VRBO or Airbnb because local vacation rental specialists have advised me that I cannot likely rent it for enough to cover all those expenses, especially as we now heading to our off-season when temperatures will be 110° or greater

I buy super cheap older houses and gut them clear down to studs.
