@Wesley Whitehead my criteria would be an area that has a strong economy, the population doesn't need to be booming but definitely not declining.

I ask because if a house doesn't necessarily need something replaced, for example let's say the cabinets are fairly new, but not brand new.

I agree with Natalie, if you go super cheap with your bookkeeping you're probably using someone that just knows how to put transactions into categories and doesn't really understand the relationship between a balance sheet and PNL or proper accounting.

You won't find the 2% rule here...it just doesn't happen.

Christina, I use Buildium at my PM, but because of the various types of properties and the fact that I don't manage all of them, Buildium doesn't work.

Aside from some of these issues is there anything in the numbers that doesn't look right?
