If it were me I would get another job and my wife get another job   As well as cut out all nonessential spending   In 2 years We would have the down payment VS 2 years from now saying I WISH I had that 20% down 

But what I really want to learn is: What you wish you knew when you started out?

Sometimes I wish I had a family member or close friend who could manage my properties while focusing on school while trying to acquire more properties.

In hindsight I wish I would have used a construction loan but once I refinanced 8 months later I was able to pull the cash out the same way.

It is a minor headache for me, but one I wish I had a better solution for.
