Many people in this industry do not have a full time job in real estate, but are just doing it as a side business or on the weekends when they have free time.

As others have mentioned, a lot of neighborhoods can vary street to street in terms of "sketchiness" - highly recommend coming and visiting for a weekend, you can easily see the city and get a feel for neighborhoods over the course of 2-3 days. 

I post as soon as soon as renter is out or day of closing it will be ready to view over the weekend. 

You can always put a Craigslist ad out for a flooring guy willing to work nights/ weekends for 15-20 / hr.For sinks I buy open box vanities with tops from Lowes.

If fundamentally you guys are just looking to have a property to enjoy on the weekends, then buy away and enjoy. 

After a few weekends of looking and not finding anything that was quite the floorpan and area I wanted, our agent showed us the newly constructed homes in Indian Palms Country Club.
