I'm still new into the business however I do have good network of cash buyers and investors however I need to know a good source that I could get valid motivated sellers leads from and BTW I do everything virtually so any help?

Hello, I just bought a newly constructed house 4 months ago and I have a water line leak in my yard right outside the home (which means warranty won’t cover).

I noticed he has a BiggerPockets logo on this site but I wanted to validate this.

@Connor Dunham - You make valid points and it's never wise to underestimate the FED. 

Then I can get title insurance and sell with a general warranty deed.
