Most tenants seem like they keep up with their electric bills so they still have tv, lights, internet. 

I suspect I’m not the only one drawn to all the internet gurus claiming the sky is falling.

We include all utilities, internet, lawn care, etc in that rent amount I discussed.

You’ll most likely say you found it on Zillow or some other online platform, not really sure why that one property is of interest, that you’ve been browsing the internet for months, nothing seems to make sense and that you just want to make an offer on that one property.

The internet is virtual real estate - your real life RE experiences might as well supplement a digital counterpart.

Quicken (Quickbook’s little brother) is $50 and overkill for what you’re asking but it can help you with your personal record keeping, auto enter bank and credit card transactions, keep track of expenses that are not property specific and yet you want to deduct from your taxes (cell phone, internet, accounting software, computer, etc…)It will let you track each form of income and expense per property and not related to any property. 

Most "owner managed" rentals that we write insurance for, the owners do a google search for a blanket renter/landlord agreement for their jurisdiction (state and maybe even city)  You could have an attorney draft something but it usually isn't necessary anymore with how powerful the free information on the internet is.
