I agree that vacancy is harder to estimate, and talking to local PM or two like @Nathan G. suggested can give you a solid bird's eye view of the market.  

I would also recommend doing what I did and having lunch or beers with a local successful agent and asking all these questions, and they can give you a hyper-local view of their costs and requirements.

I have experience in the large commercial space through my job and am interested in reading more about that from an investors point of view.

I'm just using the basic parcel dimensions from various muni GIS files and Microsoft's awesome building footprint file https://github.com/Microsoft/U... for the building footprints on the parcels.

After some initial activity and one round of viewings, we've not heard anything from him at all in well over 2 months.

As I read through the books, there is the notion of things that people viewing homes get turned off from, smells, cleanliness, etc. 

But,If it’s the mobile home only perhaps you could view it as more of a cash generator that would not require you to move into it.

Definitely has black mold and need a waiver to view it.
