Showing the property before it is available can get good results.How long it takes varies both with the current rental market and how your property is priced relative to the competition.

You can work some angle, or rely on luck.

You have to look at all the expenses including insurance, property management and property tax, which can really vary from market to market.  

The quality of tenants will be vary widely in our area and also the rents and housing prices do too.   

Hey BP,Perhaps this varies by state (I'm in Ohio), but if I have a deal made and the seller is willing to offer financing, are there any rules and regulations for the buyer that differ significantly from conventional mortgage loans?
