The young single crowd tends to stay the shortest, as well as those who suddenly can no longer afford to rent a house because of a job change or relationship breakup. 

I haven't had too much turnover yet at my triplex with split utilities, and so far the ones who have left forget to take their names off or the incoming tenant has put it in their name early, but I also tend to have only 2-3 days between tenants.  

I can relate to you once again, as I have a spouse who is happy to let me think about investing and real estate, but tends to glaze over a bit when I delve into the numbers and analysis.

So long story short, I tend not to do warranties.
