What type of feedback have you gotten so far ?

These sleeves are washable & I have only had to replace the filters 2x since day one.We have seen black residue in the pipes, pulsating heads in some of our friends hot tubs & also Jacuzzi type bath tubs, but our Hot Tub has never shown any such issue.

Mostly just to keep diversified in many different ways - including tax deferral and having some money in the market.This is a very case by case type decision and the only answer that I think is "wrong" is the answer that include definitely DO it or definitely do NOT do it!

Unless we note otherwise in the listing information or disclosures, we fix everything that is broken or not functioning properly, but we have had several recent requests that are expensive and I'm interested in your experience in handling things like:- this roof is old and we're worried that we may have to replace it (was inspected by roofer and determined to be functioning properly)- there are screens missing from some of the windows and we would like you to add them- we're concerned about the drainage and would like you to add gutters- the AC unit is old (age disclosed in disclosure docs, was tested by HVAC guy and running fine) So do you budget for this type of concession, do you "meet in the middle" or do something else?  

He's a young gun and he does it all. 

Sometimes, if the economy slows, it hard to find renters for these type of units without a large population base.Good luck! 

I hear investors being one of dozens putting in offers on the same rehab type houses.

For this type of sale, the focus is on the quality of the property, the history of the current tenants, and the numbers.
