The new high school is slated to be built across the street in 2020, so we anticipate appreciation to grow as we are in the path of progress.  

The downtown area on Hamilton street is seeing a renaissance of condos and shops being built.

The house was built in the early 70s so at that age foundation problems are likely. 

Hows it going BP,While driving through an area of town where I would like to invest (Diving for $$) I came across a ton of properties in really REALLY nice neighborhoods that seemed to be abandon.

Am I looking for trouble in considering a run-down property in a bad part of town?

My price starts at $325 for that size home but depending on when it was built it might be slightly higher.  

It has only been on the market for 30days, but the sellers were overzealous and decided to go put down a very LARGE deposit on a "to-be-built" house.

I like to go a bit on the high side as a built-in filter for tenant quality.As a SoCal investor, it was a bit different to wait a whole month to rent it out (properties rent out with less than a weekend vacancy here), but the numbers still made sense. 

This is one of the most expensive parts of town so I was thinking this could potentially be a very profitable flip even though it is not currently listed for sale.
