I’ve encountered properties where a do it yourself we had removed a wall and didn’t engineer it but rather used 2-2x4’s to support it so it obviously caused sag and we open it back up and correct it.

Rural street with massive lots already has handful of remodels with some listing close to $1M ARV.From BP flip calculator:$900,000.00 After Repair Value ($460,000 List Price $200,000.00 Rehab Budget $150,000.00 Profit Estimated Repairs Total: $200,000.00Could use input on overall deal, as well as typical $cost/ft to add a second floor to bring total to roughly 3,000 sq ft. with a 2nd floor master and bath, perhaps an office or extra BR upstairs as well.

These are approx but close numbers, just trying to get an idea.ARV $225Current appraised value $200Principal on 1st Mort is $98Current Heloc payoff is $48So when I refi, I assume I'll only be eligible for about $175 (75% of current value) I obviously want to payoff the current Mort and HELOC, so with the equity I have left (about $25K) should I just try to get cash out or establish a new HELOC?

View report*This link comes directly from our calculators, based on information input by the member who posted.I am a bit confused as to how the total cash invested is calculated , my numbers arent the same as that in the calculator:TOTAL CASH REQUIRED AT AQUISITION Purchase price: 70000  Repair cost: 30000  ARV: 120000  Hard money loan(75% of arv): 90000  Points on loan: 2700Closing cost:2500   Total needed at aquisition: (70000+30000-90000)+2500=12500; the same as the calculator but arent the points paid on a hard money loan paid upfront?

Its nice of you to help her out, but I've also watched Judge Judy enough to know how this could turn out. lol Obviously you can't sign a lease with her yet, so at this point, I would use the next month to determine if you'd even want her there for an extended period of time.
