Need to replace some dry wall / flooring in the bathroom, re-caulk the tub and install a glass door (to help prevent water damage), new toilet / vanity, and replace all the door knobs.

It's in a remodeled church, and I understand the food is heavenly and the ambiance is uplifting. 

If you have a dishwasher ask your tenant to run a cycle at least once a month and perhaps flush the toilets or whatever needs to be done to keep the system functional. 

I own a property in Los Angeles which has had plumbing issue with water flowing back from the toilets and this issue has been going on occasionally since last year.

@Lee CruzI had successfully tried fix and flip, and even a more speculative major remodel (triple the sqft), and then new spec home building and hadn't been dreaming of being a landlord.

I am right in the middle of a kitchen remodel with my boyfriend and it has taught us so much about what style flippers/investors we would like to become.The truth is we love the work, we love the saw dust, and we love the before and after.

Will you receive a phone call in the middle of the night for leaky toilet? 

I'm currently taking care of some repairs and starting to think of what needs to happen to make this place "rent ready" by next summer.I have to remodel the bathroom and the kitchen for various reasons.
