I think for those that dont care for the coast and can handle a little winter weather thats why we are seeing a lot of movement to the PNW and into Idaho and Montana Colorado Wyoming etc etc.

I was thinking I could cash out refinance and short term rent it.

It got me thinking about new construction for single family with an ADU or multi-family, and house hack to offset the mortgage.

Which do you think is better?

Just listened to an interesting episode of the Bigger Pockets podcast with @josepha and it got me thinking about investing in a section 8 rental properties in more expensive markets, particularly my hometown Los Angeles.

So yeah the sooner they're paid off the sooner they will cashflow better, and I'd rather have that happen in 21 years rather than 30 so I think it makes sense. 

I think I have a good case, but it's really hard to find an attorney to take it nowadays—all the good ones are fully booked and hard to reach.Any suggestions or recommendations on how to approach this issue would be greatly appreciated, as I am a new landlord.

My husband and I have lived in a bad neighborhood in South Los Angeles (crime rate D) and we think that this north las vegas area is similar to where we lived in LA. 

What do you think the ARV is for this one?
