Good thing is too that line of credit is not taxable where as the sale might be depending on your situation.There is more too it but that would be my approach... and on the other hand that may be to aggressive of a move if another rental is not what you want.

Doing the work yourself will take longer, you won't be able to buy supplies at contractor discounts, and the longer you take to get the work done the longer you have carrying costs without rent money to cover it.
