I routinely had students pay a semester or a year in advance.

In my case, I was interested in college students. 

What I meant and should have said was that it's ideal for my niche of student rentals, although the neighborhood is still fairly nice.

My wife and I file married separately due to her student loans. 

I found this forum because I listened to one of the bigger pockets podcasts and the guest in that episode bought a house in Boston near a University and rented it out to several students to maximize rent.

I still review the credit because I am concerned with non-medical and non-student loan related collections, as well as, liens or judgments... anything that suggests a willingness to take things all the way to court.Also small collections might show a lack of concern to handle even small bills property, which S8 tenants often pay a very small portion of their rent.

I have a friend who does well near the Mayo Clinic in MN, I see some really attractive student housing near universities.

, term of the lease,... what if a student leaves school, how Is that handled?

At the moment I am closing on a 34 unit in a solid C class blue collar neighborhood at approximately $7,000-$8,000 per unit under market and rents are significantly under market too.To think, as a lowly paid Catholic School teacher with a combined family income living in San Diego,  I just started investing in a little 1br 1ba in San Diego in 2011 and now by May 31st will have 8 apartment complexes and 4 single family in NE Ohio for 122 front doors and rising on my way to 1000 front doors some day.If I can do this, anyone can!!
