If it is to leave your current careers as quickly as possible, but still work full time in real estate then flipping may be the best option.Since you both have careers, it may be wise to consider using some of your own capital in your first deal (or leverage a HELOC, personal loan from a bank or zero interest credit cards) to remove the stress of hard money or private lending timelines and high interest rates.

FICO score crushed for the foreseeable future.2. stress on banking and investors who buy their loans.. maybe they just stop buying investor loans from small time landlord properties and you will see your values plummet with no liquidity in the market just like 08 to 2010.reality is there are work outs for landlords there is mortgage forbearance for those that actually need it etc.. keep in mind 80% of renters are paying rent.. and on BP at least if you read the super landlords on this site hardly any of them are not getting paid.. its not a big enough problem that is going to curry public favor.. you are in a small business you do this for profit and loss and for risk reward.. don't want the risks don't buy rentals.

I don't say any of these things to scare you - I personally am house hacking with my wife and that has been our first investment, and we are now looking to invest in some markets about 3 hours away from where we live for our next property, but I think finding the best strategy for you is ultimately what will allow your investments to grow AND for you to sleep well at night and not be stressed all the time.
