We just have one unit right now, but I think it seems like a very streamlined service for this.

 Hello everyone,  names Brandon I'm trying to get into REI with no real luck no-one is willing to mentor without some kind of money upfront,  I can't do that right now but willing to split everything I get under contract for whatever reasonable split you come up with if someone will mentor me without saying go join your local REIA I work 2nd shift and the hours they do it doesn't fit into my schedule,  so please kindly get back to me ASAP as I would love to start making money. 

Anyway, we have shifted our strategy and are looking at building townhouses in the low to mid-300s now to accommodate for the fact that there is little inventory i town in desirable locations at that price point.

We live in a changed city.Our specific demographic data will continue to shift every year.

I realize I may have to shift my strategy in Austin/surrounding area, which is one reason I'm reaching out.As for house hacking, I'd probably be looking to stay fairly close to downtown.

I do have a connection with a lender that does only require 90 day "seasoning" and the clock is already ticking on that.Holding within an LLC typically will not trigger a due on sale clause (as I understand it), but if you are shifting ownership and financing aggressively, you are probably putting yourself at risk for some troubles. 

I have determined that I should not sell either due to the high cash flow from roommate.I may even just keep it forever because my future family can use this cash cow in the coming generations in which our country's economical industries will shift massively.

I am integrating Podio to help streamline my business and so far I'm loving it but it seems so freaking complicated.
