The calculation really doesn't help much in real life: if statistically the roof is due after 20 years, well, bummer if it needs replacement after only 3 years.

There are some little known (by us small time investors) laws that allow the hedge funds to bid based on statistics, whether they make sense or not, as statistically they will end up profitable overall.For example, in Florida, they will bid in ways that make absolutely no sense.

If you are new, I would recommend a KW or Remax or Real Estate One brokerage...the splits and fees can be higher than an independent, but the training and services will help you until your wings are dry and you can fly on your own.
