What is something that you thought was true about the real estate industry / investing, but turned out to be different  / not true once you actually gained the experience?

Personally, I hate the idea of having to sell unless I'm using that money to buy more real estate.

Hi everyone, I am 23 years old and currently make 60k yearly after taxes.

Columbus has ranked on the top 10 markets that outline that for the past 6 months at least. the best place to buy new builds is in higher priceopint markets but where the costs haven't gotten out of control. besides that I'd recommend working with a vertically integrated land development, real estate development, and new construction firm or design build firm who also understands market conditions. 

How have you brokers got your first deal after getting your certification or what were the first steps after passing your exam?

You may already know this but as a good rule of thumb if Property purchase price plus rehab is less than or equal to 70% of the After repaired value you are going to be a winner 9/10 times. 

Should Real Estate Agents who are leaving the Industry due to NAR Settlement become Wholesalers?
