Something else that was brought up was the ability to get the property insured once the rehab was complete- apparently one of them had issues finding an insurer willing to take on the property.

If you can increase an additional $200-250/unit that might be something to consider.

If you are quoted something else from a lender presenting it as a "DSCR" loan, you should tread carefully, as something fishy is likely going on

I did something similar just last year on a bigger scale and made sure I had 7 years for my balloon since I only put 16% down. 

Is there something unusual about this house or lot that makes it hard to find a comp.?
